LINWOOD OFFICE PARK
City of Linwood, Atlantic County, New Jersey
Marathon Engineering & Environmental Services, Inc. (Marathon) worked with Linwood Office Park, LLC to develop a mixed professional and medical office park in Linwood, Atlantic County, New Jersey. The site plan was comprised of 40,000 square feet of office space split between two buildings with associated parking lots, landscaping, lighting and stormwater management facilities. The site was located along the tidal waterway of Patcong Creek and contained both coastal and freshwater wetlands along the creek. The site is commercially zoned with a Redevelopment Overlay that is part of a Redevelopment Plan adopted by the City that includes this parcel. The property was used for construction staging during roadway construction in the 1970s and ended up being used for storage and disposal of bulk waste such as construction debris and roadway materials. The bulk waste was removed and the site was remediated in 1998. A No Further Action Letter was issued by the New Jersey Department of Environmental Protection Division of Site Remediation in 2002. Marathon completed the design of the site layout, grading, landscaping, lighting, stormwater management and soil erosion and sediment control, as well as design of roadway improvements along the project frontage of New Road (US Route 9).
The required project approvals were Preliminary and Final Site Plan Approval from the Linwood Planning Board, a Coastal Area Facilities Review Act (CAFRA) Permit and Special Activity Transition Area Waiver for Redevelopment for wetland buffer replanting from the New Jersey Department of Environmental Protection, a Major Access Permit from the New Jersey Department of Transportation, and Soil Erosion and Sediment Control Plan Certification from the Cape Atlantic Conservation District.
