Marathon was retained as an engineering and environmental consultant by the developer of the Haines Industrial Center, Whitesell Construction Company. The center is a 700+ acre industrial development located in Florence Township and Burlington Township, New Jersey. It was conceived and developed as a light manufacturing, warehousing and distribution hub, strategically located in New Jersey, serving the Massachusetts-Virginia corridor. It is readily accessible by rail and interstate highway. Services provided included review of site constraints, determination of maximum development yield, land use permitting, and roadway and utility infrastructure design. We also provided professional engineering services for development of one their recent industrial sites at 1000 John Galt Way, including site design, utility design, stormwater management system design, flood plain study, road design and profiles, and soil conservation design.
Marathon assisted Whitesell in obtaining multiple land use permits for the projects including:
- Major Stream Encroachment Permit under the New Jersey Flood Hazard Area Control Act
- Statewide General Permit #10A was authorized to construct a road crossing for John Galt Way through Bustleton Creek
- Statewide General Permit #11 for the construction of stormwater outfall structures
- Site Plan approval from Florence Township Planning Board
- Site Plan approval from Burlington County Planning Board
- Soil Erosion and Sediment Control Plan Certification from Burlington Soil Conservation District
- Transition Area Waiver – Averaging Plan (“TAWAP”) under the NJ Freshwater Wetlands Protection Act
