PRELIMINARY ASSESSMENT/SITE INVESTIGATION/REMEDIAL ACTION

Marathon was retained by Absecon Marina to complete a preliminary assessment and site investigation (“PA/SI”) of a marina in Absecon. Through Marathon’s efforts, it was determined that there was petroleum impacted soil and groundwater associated with underground storage tanks (“USTs”) on the Subject Property. Marathon prepared cost estimates for the client presenting various scenarios for their consideration in a real estate transaction that was “as is.”
One (1) 1,000-gallon No. 2 heating oil and one (1) 1,000-gallon leaded gasoline UST were excavated and removed from the Subject Property. As part of the UST removal, Marathon remediated 150 tons of petroleum impacted soil through excavation and disposal and pumped 20,000 gallons of petroleum impacted groundwater and product to expedite groundwater remediation. Post-excavation soil sampling revealed that the petroleum impacted soil was successfully removed.
Marathon conducted a groundwater investigation and performed additional enhanced fluid recovery events by pumping an additional 3,000-gallons of petroleum impacted groundwater from the property. Following the remedial action, Marathon obtained two (2) consecutive clean rounds of groundwater samples from the former tank area. As LSRP, Robert Carter issued an unrestricted use, Area of Concern RAO for the Subject Property.
