SITE PLAN AND LAND USE PERMITTING
THE BEACH AT SOUTH INLET MIXED USE DEVELOPMENT

Marathon Engineering & Environmental Services, Inc. worked with South Inlet Partners, LLC (Boraie Development Company) to prepare Site Engineering Plans for a mixed use development with 250 townhouse and apartment units with 50,000 square feet of retail space on two city blocks. The project site is bounded by Atlantic Avenue, Pacific Avenue, Connecticut Avenue and Delaware Avenue, within the Atlantic City Uptown Urban Renewal Area. The subject property has remained vacant for over forty years.
Site Plans and reports were prepared to satisfy Casino Reinvestment Development Authority (CRDA), municipal and State requirements. This included the design of on site improvements consisting of entrance walks and stairs, driveways, parking areas as well as improvements to off-site adjoining city streets. Land use approvals required for the projects were Preliminary and Final Site Plan approval was from the CRDA Land Use Department, a Coastal Area Facilities Review Act (CAFRA) Permit from the New Jersey Department of Environmental Protection (NJDEP), Soil Erosion and Sediment Control Plan Certification from the Cape Atlantic Conservation District, Water Main Extension Permit from NJDEP, and a Treatment Works Approval (TWA) from NJDEP.
